We have a lovely beer garden in which you can spend some time relaxing with a meal and a pint if you so desire. It is very popular with our guests during the summer in Edinburgh.

Bad stuff: We arrived at noon but check-in wasn't until 2pm. We would have liked to check in when we arrived.

Good stuff: The building and the neighbourhood.


Bad stuff: The shower and the toilets.The breakfast room (not very cosy).

Good stuff: Clean, warm and basically exactly what it said it was.


Bad stuff: None. It was what we expected for the price we paid.


Overall: Good location only 10-15 minutes walk to Princes street. Room was nice,clean and warm, not too noisy. Basically it's an excellent place to stay if you want somewhere to sleep for a few days and don't want to pay through the nose for it. Good breakfast too. It's not the best hotel but for the price you pay it's wonderful.

Good stuff: Location


Bad stuff: Beds were of poor standard and uncomfortable. Bathroom was appalling with large amounts of mould, dirty floor, inadequate lock and unfrosted window facing front of building cob=vered by mouldy sheet.


Overall: The hotel appearred a pleasnt buiilding and was in excellent location, walkinh distance of city centre pubs and retsaurants. However the standard of furnsihings in the room were poor, especially the beds which had awfully thin and worn mattresses on them. The bathroom needed to be gutted or. There were large amounts of mould on the ceiling, tiles and bath. The cvrapeted floor was dirty with no bathmat provided. The door had an inadequate lock on it and the fron facing window was unforsted and covered only by a piece of mouldy old shower curtain. Not very pleasant. The breakfast provided was good.

Bad stuff: had wrong rooms available on arrival.shower faulty.people smoking in non smoking areas.
