In the heart of the newtown only a few minutes away from Waverly train station and some fabulous shopping on Princes Street. The new bus station is also within easy reach of our comfortable small Edinburgh hotel. You will be well placed for many of the attractions in our fine city when you choose to stay with us.

If you are looking for somewhere to stay in Edinburgh at a good price and near to some great entertainment you have found it. Up toward Leith just north of North Bridge is where we are and is where you can find cinema complexes, theatres pubs restaurants you name it .. we are close by. We are just tucked away near the junction of Leith Street (A900) and London Road (B1350) and thus easy to find. The nearby Carlton hill is a nice place to spend a bit of time when you just need the calm of a bit of parkland which is right on our doorstep. Come and enjoy with us a trip of a lifetime at a cost that will mean you only remember the fun you've had here not the bill.

Good stuff: Central location, fairly cheap (for three adults sharing)

Bad stuff: Ensuring toilet flushes properly, without needing degree in engineering. This was simply not acceptable. Ventilation in our room was restricted, which makes a stay in August difficult. The lack of proper ventilation/fans made the dining area very hot and uncomfortable at breakfast.

Overall: The hotel looks and feels as if not much has been spent on it lately. The shower rooms were a joke. Anyone over 11 stone would find it hard to turn around in these. Anyone with restricted movement would not be able to use these. Obviously, the building has been configured to get as many rooms in it as possible, and the sacrifice has been general comfortableness of the place. I was not impressed by the proprietor who asked for payment on the last day of our stay, when I had already paid in advance. Generally, I would not recommend this hotel, although it was quiet and did not put off our enjoyment of the fringe festival.

Bad stuff: cleaning around the doorhandles should be an good idea. Poor plumbing, even the toilet did not flush properly. Altough it was known by the staff, no action was taken.

Overall: The rooms are very small. The hotel is not recommended for a stay longer than a few nigts

Good stuff: Though small, it was clean and tidy and very accessible fromt he town centre too!!!

Overall: The rooms are a bit smaller and bathrooms are down the hall but the , but the incredible neatness compensates for this.

Good stuff: Friendly Owners, comfortable bed and good location

Overall: I have stayed before, so knew what to expect. Owner was kind enough for us to leave our luggage there until 3pm.

Good stuff: A very quiet spot

Bad stuff: rooms were smoking rooms and they smelled bad for us non-smoking people

Overall: we would have loved non-smoking rooms; but overall a good hotel
