If you want to stay near Princes Street our location just down the western end of the shopping precinct will be perfect for you. We have tried in our recent refurb to come up with a high three star standard and that little bit of four star ambiance for you.
Our rooms we like to think of as having tastefully decor, modern facilities, yet with a traditional feel to them.
The magnificence of Edinburgh Castle is close by with fabulous views of it only a few yards away. We are within a few minutes walk to restaurants tourist attractions, theatres, the financial and business districts of Edinburgh.

Good stuff: Room was small but immaculate. Staff were extremely friendly and helpful.
Overall: Good central position for edinburgh City centre. clean rooms and good breakfast. I eill be staying here again both for business and pleasure in the future.

Good stuff: The recieptionist was really pleasant and helpful, he allowed me to check in early. The room was spotless and very quiet, I could not believe I was staying in the heart of a city.
Bad stuff: The room was small, and it was hard to open the window (Room 204).
Overall: The receiptionist was very helpful, allowed me to book in early. My room though a little small, was spotless & smelled fresh. The shower enclosure was small, but was the most powerful shower I have ever had, lovely. I stayed in room 204 and it was so quite I could not believe I was staying in the middle of Edinburgh. Breakfast was good but the waitress a little abrupt, this was my only niggle.

Good stuff: The Hotel's position was excellent for access to shopping, the castle, restaurants and most places of interest. The bus stop was virtually outside for direct link to and from the airport, and half the price of taxis. Excellent breakfast and prices at the bar.
Bad stuff: The room was adequate, but not really ideal for a double and a single bed, or in our case 3 singles. Now what we asked for, and limited room to move around in. The bed was okay, but the pillow (1) was very thin, and very uncomfortable. Change the number of pillows to 2, and of a `thicker'filling. Whilst stated in the advertising spiel that the hotel had been recently renovated, and had a no smoking policy, the hotel had a background smell of stale cigarettes.That was unpleasant. A real fresh smell is required to make it a more pleasant ambience. The television remote control was `missing', and when questioned, was advised that,if you as customers steal them
Overall: we aren't replacing them for your convenience. Not amused.

Good stuff: Very comfortable bed, very good heating, nice bathroom
Bad stuff: No atmosphere in the bar, and no vodka!! also bar closes too early, last orders 10.45pm
Overall: I booked a smoking room and on arrival was told all rooms were non smoking. I was disappointed there was no vodka in the bar. However overall it was a very clean comfortable hotel in an excellent location which was very good value for money. I would stay there again and will recommend it to my friends.

Good stuff: Very clean, excellent shower, good location
Bad stuff: None specifically if you are a stop-over traveller
Overall: The hotel was very convenient and at £25 including breakfast was a bargin. I would definitely stay again if i needed to be edinburgh for a one or two night stay. Location was good being at the bottom end of town but it was an easy walk to both Princes st and George st and also the Grassmarket.

Good stuff: The location is pretty central, being at the Eastern end of Princes Street, which means a short walk (~15mins) to The Royal Mile.
Bad stuff: A few areas of the decor look as if they were never finished at the time of the refurb e.g. the sealing of bathrooom
Overall: We stayed in a small double room. Unfortunately the hotel was not the quietest, having squeeky floorboards which meant that people walking through the corridors could clearly be heard from our room. I guess it's one of those things with an old building. The breakfast was reasonable and the staff polite and attentive.

Good stuff: It was excellent value for money, spot on location, and very comfortable and quiet - just what we needed.
Bad stuff: I think the hotel could do with a little modernisatio but otherwise I don't think you could improve the hotel at all.
Overall: We were travelling a considerable distance so I decided to look for a hotel and travel down the previous day. I chose this hotel because it was on the same street as the place where my friend was going for an induction course. I was a little bit concerned about some of the reviews we had seen on the internet, about the hotel being rundown, poor breakfast etc., but it was cheap and we just needed somewhere to stay overnite, after a 4 hour trip. When we got there, we were very shocked. The reception staff were very friendly, welcoming, and helpful and the room was very warm, comfortable and clean, especially the bathroom. I had the best night sleep I'd ever had away from home. The breakfast was really appetising and just enough to sustain us for the day and staff very attentive. I know exactly where I'd stay again - I stepped out the door and in just a few yards I could see the castle and had access to all the shops and shopping centres. The tour bus could be easily picked up at Waverley Station, not far from the hotel, if on a pleasure trip. It's not the Hilton, but it's a fantastic hotel, excellent value and spot on location - I can't wait to go back on a longer break. Thanks very much, to all the staff, for making our stay so nice and welcoming.

Good stuff: Convenient location.
Bad stuff: Needs curtains, wardrobe/hanging space in room 316 and working double glazing on windows
Overall: We booked the room based on pictures in the website. The room we had was well below standard with no curtains, no wardrobe or hanging facility. Bed was comfy and the shower room good. Staff friendly. Location good for city attractions.

Good stuff: Excellent value! Great location!
Bad stuff: Not a great breakfast, but at that price, I'm not complaining! We also had trouble opening and closing the windows.
Overall: This hotel exceeded all expectations. I thought for sure it would be run-down and sketchy at its price, but it was quite pleasant and professional. They even gave us a very quiet room that wasn't on the busy street side. I don't know if its price is always this good, but I'd stay here again in a heart beat. I've stayed in a lot of hotels in Edinburgh, and this was by far the best deal. It lacks character and luxury if that's what you are after, but that's a small price for excellent location and price. I've had to pay more than twice its rate for far less convenient hotels with virtually the same room.
