This lovely Victorian terrace is full of charm. It is much bigger on the inside than it looks from the street. Pleasant decor gives you a warm and comfortable feeling in all the rooms here. A great breakfast in the light airy conservatory is a brilliant start to your day.

Warm light decoration in all of the bedrooms enables you to relax as soon as you enter. Beds are comfortable with fresh clean linen. The ensuite shower rooms have a good amount of space within so you can ablute in comfort as well.

You will enjoy breakfast here very much indeed we are sure. The dining area has a number of small tables set out in a conservatory extension out the back of the building for your pleasure. A good wholesome start of Scottish porridge is the recommended start for you as a guest here. this should be followed by a less wholesome but equally delicious full Scottish hot fresh cooked breakfast. Then you will be set for what ever the weather has to throw at you. A great warm way to start any day.

We are located in the Haymarket area of Edinburgh. For guest this means being well placed to get to Princes Street (about 15 minutes walk North). Also we are perfectly situated to start your walk along the Royal Mile (1 mile North-East of us / around 20 minutes walking). The same distance and the same route will take you to Edinburgh Castle. All you have to do is when you get to the esplanade is turn left to the Castle instead of right to the Royal Mile. We are also very well placed for people visiting the E.I.C.C. (Edinburgh International Conference Centre) which is only a 1/2 mile away and can be reached on foot in 10 minutes or so.

To get to us from Waverly station is also quite easy for those arriving by train. Come out of the station onto Waverly Bridge and turn left. Turn right onto Market Street. Turn left onto The News Steps and at the end of this turn right onto St Giles Way. Take the first left turn onto Bank Street and follow this road, across the Royal Mile for 350 yards. It will change its name to George IV Bridge which you should follow until the road forks. Take the right hand fork onto Forrest Road until the next fork. Again take the right hand one leading to Lauriston Place. Follow Lauriston Place for 1/2 a mile.
